Dubai Maritime City Launches Maritime Business Centre 2 Worth AED 160 Million

Dubai Maritime City, one of the key infrastructure projects under DP World, has announced the opening of Maritime Business Centre 2, a new commercial tower valued at AED 160 million. The project is designed to strengthen the supply of premium office space within Dubai’s maritime and commercial ecosystem.

Located in the commercial district of Dubai Maritime City, the project was completed in 20 months. Around 78% of its space had already been leased before the official opening, reflecting continued demand for high-quality offices in well-connected business locations linked to trade, maritime services and logistics.

Maritime Business Centre 2 includes around 125 premium office units, with spaces ranging from 40 square metres to 980 square metres, offering views of the waterfront. The units have been designed to meet the needs of companies of different sizes, whether they are looking for fully fitted offices ready for immediate operation or more flexible spaces that can be customised according to their operational requirements and corporate identity.

The tower also offers a range of facilities that support a more integrated work experience. These include a dedicated health and wellness floor with a gym and recreational facilities, in addition to retail outlets and spaces for restaurants and cafés. The project also provides 480 parking spaces, including dedicated spaces for electric and hybrid vehicles, as well as parking for people of determination. Smart building systems have also been introduced to help reduce energy consumption and improve operational efficiency.

The headquarters of Dubai Maritime City, along with Jafza’s licensing department, have officially moved to the new tower. This step further strengthens the role of Maritime Business Centre 2 as a key hub for serving customers and companies operating within the area.

Ahmed Al Hammadi, Chief Operating Officer of Dubai Maritime City, said the strong pre-leasing demand reflects companies’ confidence in Dubai Maritime City as a strategic destination for maritime and trade-related sectors. He added that developing high-quality commercial spaces within this ecosystem supports companies seeking to operate close to ports, ship repair facilities, logistics infrastructure and regional trade networks.

The opening ceremony was attended by H.E. Abdulla Bin Damithan, Chairman of the Ports, Customs and Free Zone Corporation; Abdulla Al Hashmi, Chief Operating Officer, Parks and Zones, DP World GCC; Ahmed Al Hammadi; Eng. Abdulla Belhoul, CEO of Trakhees; and a number of senior DP World officials.

The launch of this project strengthens Dubai Maritime City’s position as a specialised hub for maritime, logistics and trade-related companies. It also supports DP World’s broader direction of developing integrated economic ecosystems that go beyond the traditional role of ports, creating modern business environments that support long-term growth and investment.
