Dubai South Awards AED 2 Billion Contract for Hayat Development

Dubai South Properties has awarded a construction contract worth AED 2 billion to Mohammed Abdulmohsin Al-Kharafi & Sons. The contract covers several phases of the “Hayat by Dubai South” project.

This move comes as part of ongoing efforts to push the project forward, positioning it as one of the key residential developments in the area.

Strategic Location and Integrated Concept

The “Hayat” project is located near Al Maktoum International Airport, giving it a strategic advantage in terms of accessibility and connectivity.

It has been designed as a fully integrated residential community, aiming to offer a balanced lifestyle with a wide range of services and facilities within close reach.

A Wide Range of Residential Options

Spanning around 10 million square feet, the development will include approximately 2,500 residential units.

These will range from townhouses and semi-detached and standalone villas to upscale homes, as well as residential and hotel apartments. Layouts will vary from one-bedroom units up to five-bedroom homes, catering to different needs and preferences.

Lifestyle-Focused Amenities

The project places strong emphasis on quality of life, with a variety of amenities designed to support everyday living.

Residents will have access to green spaces, shaded walking paths, family-friendly areas, and outdoor activity zones. There will also be fitness and wellness facilities, swimming pools, and dedicated relaxation areas.

In addition, the master plan includes a retail center and a promenade featuring shops, cafés, and essential services, along with landscaped water features.

Construction Timeline

Construction is expected to begin in the second quarter of 2026, with the first phases scheduled for completion by 2028, according to current plans.

Growing Interest in the Project

Nabil Al Kindi, CEO of Dubai South, noted that since its launch in 2025, the “Hayat” project has attracted strong interest, driven by its location and focus on lifestyle quality.

He added that appointing Al-Kharafi & Sons marks an important step in delivering the project and reflects Dubai South’s commitment to investors, while continuing to expand its residential portfolio in line with Dubai’s long-term vision.

Toward a Fully Integrated Community

Al Kindi also emphasized that the project aims to create a well-rounded community that combines connectivity, modern amenities, and comfortable living.

This approach supports Dubai South’s broader goal of strengthening its position as a preferred destination for both living and investment.

Infrastructure and Daily Services

Dubai South continues to develop its infrastructure to meet residents’ daily needs. Plans include public parks, sports facilities, a 50,000-square-foot hypermarket, a mosque, and a fuel station.

The area will also be connected through a public bus route linking it to the Expo Metro station. In addition, a 200,000-square-foot shopping mall is currently under development.
