Emaar Properties Approves AED 4.4 Billion Exceptional Dividend for Shareholders at 50 Fils per Share

The Board of Directors of Emaar Properties approved, during its meeting held on Wednesday, a one-time exceptional cash dividend totaling AED 4.4 billion for the company’s shareholders, equivalent to AED 0.50 per share, or 50 fils.

The move comes as part of the company’s efforts to enhance returns for shareholders while continuing to execute its investment and development plans and expand its business portfolio across different sectors.

Emaar Properties said in a disclosure to the Dubai Financial Market that the proposed exceptional dividend will be paid in addition to the company’s regular annual dividend distributions. The company also confirmed that the decision remains subject to approval by the General Assembly and the necessary regulatory approvals.

Emaar added that details regarding the entitlement date and the dividend payment date will be announced later in line with the applicable procedures.

Strong Financial Performance Supports Emaar Properties’ Dividend

The exceptional dividend decision comes as Emaar Properties continues to deliver strong financial performance, supported by sustained demand for its real estate projects, business growth, and the continued expansion of its project portfolio.

According to the company’s investor relations data, property sales, including joint ventures and joint development agreements, reached approximately AED 26.6 billion in the first half of 2026.

During the same period, the company recorded a net profit of AED 11.1 billion, while its revenue backlog from property sales reached approximately AED 164.9 billion as of the end of June 2026.

This backlog provides the company with a strong base of future revenue as projects continue to progress and sold units are delivered over the coming periods, supporting the sustainability of its business growth.

Diversified Portfolio and Broad Market Presence

These financial indicators reflect the continued strength of Emaar’s real estate business, which remains the main pillar of the group’s operations, alongside its activities in shopping malls, hospitality, entertainment, and property management.

The company maintains a broad presence in Dubai as well as in a number of international markets, supported by a diversified portfolio of projects and assets that strengthen its ability to pursue further growth and benefit from demand in its key markets.

According to the company’s official data, Emaar owns a land bank of approximately 590 million square feet across the UAE and several key international markets.
