Dubai Properties, a subsidiary of Dubai Holding Real Estate, has awarded construction contracts valued at around AED 1.1 billion to Metac General Contracting Company for the development of 850 townhouses in the Villanova residential community in Dubailand.
The contracts cover the first and second phases of La Tilia, a new addition to the growing master community. The project will include 500 three-bedroom townhouses and 350 four-bedroom homes, offering a wider range of options for families looking for spacious and well-connected living environments.
According to the company, the first phase will deliver 410 homes, while the second phase will add another 440 units. The expansion reflects rising demand for integrated residential developments that combine green open spaces, convenient access, and family-oriented amenities.
Since its launch, Villanova has delivered 3,834 homes, strengthening its position as a preferred address for middle-income and upper-middle-income families. Its appeal has been driven by a mix of landscaped surroundings, accessible road networks, and proximity to essential social infrastructure, making it one of the more attractive suburban communities in Dubai.
Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, said the contract award underlines the steady appetite for high-quality family housing in the emirate. He noted that Villanova has shown strong appeal among buyers, and that the latest expansion is intended to build on that momentum while keeping delivery standards and customer expectations firmly in focus.
He added that the company remains committed to disciplined execution and trusted partnerships to ensure that La Tilia progresses smoothly and is delivered in line with buyers’ expectations.
Mohammed Siddiq Abdullah, General Manager of Metac General Contracting Company, said the contractor was pleased to secure the award for the first two phases of the project. He described the appointment as a sign of confidence from Dubai Properties and said the company’s priority would be to deliver high construction quality while meeting scheduled timelines.
The new contracts reflect a broader trend in Dubai’s real estate market, where demand continues to favor well-planned communities designed around family living. Buyers are increasingly looking beyond the home itself, focusing instead on the overall lifestyle a development can provide, from green spaces and connectivity to convenience and community services.
With this latest expansion, Villanova appears set to further strengthen its standing as one of Dubailand’s notable residential destinations, especially for families seeking a balanced mix of comfort, space, and long-term value.
