Palm Jumeirah Tops Dubai’s Highest Apartment and Villa Deals Through September 2026

Palm Jumeirah maintained its leading position in Dubai’s property market, recording the highest-value apartment and villa transactions from the beginning of 2026 through the end of September. The most expensive villa deal reached AED 170 million, highlighting the area’s prominent position in Dubai’s luxury real estate market.

Data compiled by real estate platform Property Finder revealed some of the highest-value property transactions recorded across several emirates during the same period. The figures covered apartments, villas, and land plots, highlighting the range of locations attracting high-value real estate deals.

Palm Jumeirah Leads Apartment and Villa Transactions in Dubai

Sharif Sleiman, Chief Revenue Officer at Property Finder, said: “The highest-value real estate transactions in the UAE since the beginning of 2026 indicate a market in which the upper segment has become deeper and more concentrated. Dubai’s highest apartment transactions ranged from AED 60 million to AED 98 million, led by Palm Jumeirah, while villa transactions ranged from AED 70 million to AED 170 million, with Palm Jumeirah once again taking the lead.”

He added: “As for land transactions in Dubai, values ranged from AED 70 million to AED 147.13 million for the highest transaction recorded in Jumeirah.”

Sleiman noted that these figures cover several major residential communities rather than being driven by a single exceptional transaction, reflecting the presence of high-value deals across different parts of Dubai’s property market.

Abu Dhabi Strengthens Its Presence in the Luxury Property Market

Abu Dhabi continues to hold a prominent position in the UAE’s luxury real estate segment.

Sleiman said: “Abu Dhabi is the closest to Dubai in the luxury real estate segment, particularly in the villa market.”

He pointed out that Saadiyat Island recorded the highest-value apartment transaction in Abu Dhabi, reaching AED 45 million.

The highest-value land transactions were concentrated on Yas Island and Al Reem Island, with each recording deals worth AED 50 million, highlighting the importance of these destinations in the capital’s property market.

Ras Al Khaimah Records Major Deals in Coastal Destinations

In Ras Al Khaimah, the data revealed a noticeable difference in the values of the emirate’s major property transactions.

Al Marjan Island recorded an apartment transaction worth AED 34 million, while a villa deal in Mina Al Arab reached AED 17 million.

Sleiman noted that these two transactions were significantly higher in value than the emirate’s other recorded deals.

He explained that this indicates an accelerating repricing of Ras Al Khaimah’s prime coastal locations, while the broader property market remains more accessible.

Sharjah Maintains Similar Values Across Its Property Transactions

Regarding Sharjah’s real estate market, Sleiman said: “Sharjah is characterized by the relatively close values of its highest transactions, with limited differences between its leading areas. The highest apartment transaction reached AED 5.8 million, while the highest villa and land transactions each reached approximately AED 12 million. Tilal City led both the apartment and villa categories.”

Luxury Real Estate Continues to Strengthen Its Position in the UAE

The UAE’s highest-value property transactions from the beginning of 2026 through the end of September reflect the growing depth of the luxury real estate segment and the range of locations attracting major deals, with Palm Jumeirah continuing to lead Dubai’s highest-value apartment and villa transactions.
