Minor Hotels, the global hotel owner, operator, and developer, has signed an agreement to develop Ampersand Beach House, a contemporary boutique hotel featuring 111 rooms and suites on Dubai Islands.
The property will become the first hotel to be purposefully rebuilt to join the Colbert Collection and is scheduled to officially open in late 2029. It will be located on Dubai Islands in the Arabian Gulf, close to Port Rashid.
The beachfront property will bring the well-established Ampersand name from London to Dubai. Ampersand London has built a strong reputation among guests over more than a decade of operations, and the new Dubai property will carry that hospitality concept into a beachfront setting that combines contemporary luxury with a relaxed atmosphere.
A New 111-Key Boutique Hotel
Ampersand Beach House will feature 111 hotel units and will introduce a modern boutique hospitality concept centered on distinctive design and a more personalized guest experience.
The project will also mark an important milestone for the Colbert Collection, as it will be the first property specifically rebuilt to become part of the brand.
Located on Dubai Islands, the hotel is planned as a beachfront destination offering a contemporary approach to hospitality while maintaining the character associated with the Ampersand name.
From London to Dubai
The new hotel will extend the Ampersand brand beyond the United Kingdom and bring its established hospitality experience to Dubai.
After more than 10 years of successful operations in London, Ampersand London has become known for its distinctive guest experience. Ampersand Beach House will build on that identity while adapting it to Dubai’s coastal setting.
The Dubai property is expected to combine modern luxury with the relaxed character of a beachfront retreat, creating a hospitality experience that reflects both the Ampersand identity and its new surroundings.
A New Step in Minor Hotels’ UAE Expansion
The agreement represents another significant step in Minor Hotels’ strategic growth in the UAE and reinforces the group’s commitment to expanding its portfolio of luxury brands in destinations with strong tourism potential.
Ampersand Beach House will offer an intimate hospitality concept focused on contemporary architectural design, personalized services, and carefully curated lifestyle experiences.
The development forms part of Minor Hotels’ broader efforts to strengthen its presence in the UAE through distinctive hospitality brands and new luxury properties.
Luxury Suites and Private Pools
The hotel will feature a range of luxury suites, including select accommodations with private balconies and swimming pools.
Guests will also have access to upscale dining venues, rooftop leisure experiences, and fully equipped wellness and fitness facilities.
In addition, the property will include social spaces designed to appeal to both international visitors and local residents.
These facilities will form an important part of the Ampersand Beach House experience, combining accommodation, dining, wellness, and leisure within one beachfront property.
Colbert Collection Expands Its Presence in Dubai
The development is part of the Colbert Collection’s broader expansion plan in the UAE.
Later in 2026, Dukes The Palm Dubai is expected to join the collection following the completion of a comprehensive renovation and repositioning program.
Dukes The Palm Dubai will become the Colbert Collection’s first property in Dubai, establishing the brand’s presence in the emirate ahead of the planned opening of Ampersand Beach House in late 2029.
The two properties will form part of the collection’s growing presence in Dubai and the wider UAE hospitality market.
