Dubai CommerCity, the first free zone of its kind in the region dedicated to digital commerce, is continuing to expand its integrated ecosystem in support of the digital economy and the future of trade, as it prepares to develop and deliver the second phase of its expansion with total investments exceeding AED 1.8 billion.
The joint venture between the Dubai Integrated Economic Zones Authority, or DIEZ, and Wasl Group comes at a time when Dubai CommerCity is seeing growing demand from companies operating across digital commerce, technology, and logistics.
The second phase is scheduled to be delivered in stages from the first quarter of 2027 through the final quarter of 2028, increasing the free zone’s capacity and adding new spaces and services that reflect the evolving needs of companies and their operations.
Expansion Reflects Growing Confidence in Dubai’s Economy
On this occasion, His Highness Sheikh Ahmed bin Saeed Al Maktoum, Chairman of the Dubai Integrated Economic Zones Authority, said: “The second phase of Dubai CommerCity comes at a time when Dubai continues to reinforce its ability to grow, expand, and anticipate the needs of the new economy, despite the changes and challenges facing the global economy. This momentum is driven by the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, may God protect him, which has made agility, competitiveness, and future foresight fundamental pillars of the emirate’s economic development journey.”
His Highness added: “This expansion reflects investors’ growing confidence in Dubai and its ability to attract high-quality investments and provide an advanced economic infrastructure that responds to the rapid transformation taking place across emerging sectors. It also aligns with the goals of the Dubai Economic Agenda D33 and further strengthens the emirate’s position as a global center for the digital economy and future trade, as well as a platform from which companies can grow and expand into regional and global markets.”
The new phase underscores Dubai’s continued efforts to develop a business environment capable of accommodating the rapid growth of modern industries while providing the infrastructure and services companies need to expand and reach new markets from the emirate.
Occupancy Reaches 96% as Demand for Space Remains Strong
The latest expansion comes as Dubai CommerCity continues to record high levels of demand, with occupancy reaching about 96% across office, logistics, and retail spaces.
This high occupancy rate reflects the free zone’s appeal to companies operating in digital commerce and technology, while also highlighting the need to expand available space and facilities to support expected growth in the coming period.
The second phase includes a number of new projects across Dubai CommerCity’s three main districts: the Business District, the Logistics District, and the Social District.
Together, these projects will add more than 91,000 square meters of new space, increasing the free zone’s capacity to accommodate more companies and broaden the range of services available to them.
86,000 Square Meters of New Business and Service Space
The expansion across the Business District and Social District will add about 86,000 square meters of new space, creating more options for companies and further strengthening Dubai CommerCity’s business and service ecosystem.
In the Business District, the plans include new office space across six additional buildings, offering a variety of solutions suited to companies of different sizes and at different stages of growth.
The available options will include customizable spaces, fully fitted offices, and flexible plug-and-play solutions, giving companies greater freedom to choose spaces that match their operational needs.
The buildings will be delivered in two phases, with the first scheduled for the first quarter of 2027 and the second for the first quarter of 2028.
This development will be complemented by the expansion of the Social District, where new spaces are being created for retail outlets, restaurants, cafés, and other services.
These additions are expected to further establish Dubai CommerCity as a modern and integrated destination that brings together the workplace, services, and everyday experiences needed by a business community connected to the digital commerce and technology sectors.
The new spaces across both districts will create an environment that combines work, interaction, and services, while meeting the needs of companies and their employees and reflecting the changing work styles adopted by businesses in the digital economy.
The Hive Introduces a New Approach to Logistics Facilities
Within the Logistics District, the second phase will include The Hive, a 5,600-square-meter facility designed to introduce an innovative approach to logistics buildings that reflects the operational requirements of digital commerce.
Unlike traditional logistics facilities, which generally rely on horizontal layouts, The Hive will use a vertical design that allows for more efficient use of space.
The building will bring together logistics and digital services, along with small workspaces and workshops intended for startups and growing companies, giving them access to an integrated environment that supports both day-to-day operations and future growth.
The Hive will include 181 flexible units starting from 5 square meters, as well as air-conditioned areas for round-the-clock order fulfillment, a loading and unloading zone managed through modern digital systems, and a dedicated loading area for last-mile delivery operations.
The building will also provide electric vehicle charging spaces and smart renewable energy solutions.
Its design has been developed in line with sustainability standards and the accreditation requirements needed to achieve a LEED certification rating, bringing together operational efficiency and sustainable use of resources.

Smarter Infrastructure to Keep Pace With Digital Commerce
The second phase of Dubai CommerCity is centered on creating a smarter and more efficient operating environment, with a strong focus on the needs of companies and customers and on providing infrastructure capable of keeping pace with the continued growth of digital commerce activities.
Expanded capacity, together with more integrated solutions and services, will help companies manage their operations with greater flexibility, improve efficiency, and speed up the delivery of orders and services.
The expansion comes alongside strong growth in operational activity at Dubai CommerCity, where the number of shipped e-commerce parcels increased by 152% in a single year.
The volume of goods processed through the DCC Way transit platform also rose by 14% during 2025.
These figures reflect the scale of growth in digital commerce operations and the need to continue expanding operational capabilities while making greater use of automation and digital systems to handle larger volumes of cross-border trade.
The growing use of digital solutions also helps improve productivity and accelerate operations while giving companies greater flexibility to expand their businesses and respond to changing market demand.
