Meraas Unveils Expanded Residential Masterplan for Dubai Design District

Meraas, a subsidiary of Dubai Holding Real Estate, has unveiled the expanded residential masterplan for Dubai Design District (d3), with the goal of transforming the area into one of the city’s most attractive and creatively driven waterfront neighborhoods. The project aims to create a contemporary, integrated living environment overlooking Dubai Creek, featuring cultural zones, public green spaces, and pedestrian-friendly urban streets—enabling global talent to live, work, and innovate.

Located between Downtown Dubai and Dubai Creek, the expanded plan spans 18 million square feet. Designed and developed by Meraas, the masterplan will offer a diverse mix of residential, cultural, retail, and hospitality experiences. It supports Dubai’s ambition to cement its position as a global center for design, innovation, and culture, in line with the Dubai Economic Agenda (D33).

The expansion also addresses growing market demand following the strong performance of recently launched projects and increasing interest from both local and international buyers seeking waterfront, fully serviced, and design-forward communities.

A highlight of the new masterplan is the “Design Line,” a fully shaded, pedestrian-only pathway that seamlessly connects different parts of the district. This walkway will be brought to life with public art installations, creative activities, community spaces, and curated green corridors—promoting a walkable lifestyle and reinforcing the district’s identity as one of Dubai’s most innovative urban areas in design.

The masterplan is also targeting LEED Silver certification by promoting sustainable transportation, energy-efficient design, and integration with the surrounding landscape—including visual connections to Dubai Creek and the Ras Al Khor Wildlife Sanctuary.

The district’s renewed layout will be shaped by five distinct zones:

  • Zone One, along the canal, will include modern homes and high-end hotels overlooking a vibrant waterfront promenade.

  • Zone Two, the urban heart of the community, will combine residences with carefully selected retail and dining outlets, alongside creative and design-focused business spaces.

  • Zone Three will serve as the cultural core of the neighborhood, featuring performance venues and mid-rise residences overlooking the d3 Bowl.

  • Zone Four will offer a health- and wellness-focused lifestyle, with gardens, sports facilities, and landscapes inspired by mangrove ecosystems.

  • Zone Five will act as a creative hub, housing galleries, studios, and loft-style workspaces designed to foster artistic collaboration and production.

The project has already gained strong momentum, with recent residential launches by Meraas in d3 receiving exceptional demand. These include the rapid sell-out of Ateliers, a waterfront development featuring 280 residential units, and the successful launch of The Edit, a standout three-tower project offering 557 contemporary homes.

Through its renewed vision, creative identity, and new residential projects, the expanded masterplan for Dubai Design District will reinforce its status as one of the most inspiring and design-forward neighborhoods in the city—a place where creativity defines everyday life and brings together innovators from around the world.
