Jumeirah Beach Residence, better known as JBR, emerged as Dubai’s most expensive rental district during the first quarter of 2026, according to fresh data released by property platform Property Finder. The figures, which tracked rental performance across 13 major residential areas in the emirate, showed JBR leading the market in all main apartment categories.
For studio units, JBR posted the highest average annual rent at AED 93,300. At the other end of the scale, International City remained the most affordable location for the same category, with an average yearly rent of AED 41,300.
The trend continued in the one-bedroom segment, where JBR also claimed the top spot. Average annual rents for one-bedroom apartments in the area reached AED 155,500, while International City again ranked as the lowest-priced area, with average rents of AED 56,000 per year.
JBR also recorded the highest rental levels for two-bedroom apartments, with an average annual rent of AED 201,700. In comparison, International City offered the lowest average rent in this category as well, at AED 79,300 a year.
Looking at the broader picture, the data showed that the average annual rent for studios across the 13 monitored areas stood at AED 67,140 during the first quarter. One-bedroom apartments averaged AED 91,160 per year, while two-bedroom homes reached an average of AED 131,530 annually.
The areas included in the report were JBR, Dubai Marina, Business Bay, Jumeirah Lake Towers, Barsha Heights, Jumeirah Village Circle, Al Jaddaf, Arjan, Al Barsha, Discovery Gardens, Dubai Silicon Oasis, Dubailand, and International City.
