Palm Jumeirah leads the list as Dubai’s most coveted residential area, achieving a score of 85 out of 100 in the study. This iconic man-made island garners significant interest, with 96,000 global monthly searches and 24,000 searches within the UAE. Its allure is further enhanced by excellent educational facilities, ranking second in school access among Dubai’s neighborhoods.

2. Jumeirah Village Circle (JVC)

Securing second place with a score of 78, Jumeirah Village Circle (JVC) boasts the highest global search interest, recording 340,000 monthly searches. This family-friendly community is known for its affordability and comprehensive amenities, making it a popular choice among residents and investors alike.

3. Dubai Marina

With a score of 76, Dubai Marina ranks third, attracting 59,000 global monthly searches. In 2024, the area experienced a 20.4% increase in property sales quarter-over-quarter, reflecting its status as a vibrant waterfront community favored by both locals and expatriates.

4. Jumeirah Beach Residence (JBR)

Jumeirah Beach Residence (JBR) achieved a score of 70, generating 33,100 global monthly searches. Its beachfront location, combined with a variety of dining and entertainment options, continues to attract both residents and tourists, contributing to its enduring popularity.

5. Emerging Areas: Jebel Ali, Dubai South, Dubai Creek Harbour, Al Barsha, and Barsha Heights

Five areas tied for fifth place, each scoring 69 points:

• Jebel Ali and Dubai South: These regions saw a remarkable 54% quarter-over-quarter increase in home sales during 2024, indicating growing interest and development.
• Dubai Creek Harbour: Maintains strong local interest with 18,000 monthly searches within the UAE, attributed to its modern infrastructure and strategic location.
• Al Barsha and Barsha Heights: Known for their central location and diverse residential options, these areas continue to appeal to a broad spectrum of residents.
