Dubai Ultra-Luxury Real Estate Hits New Record Levels in the First Half of 2026

Dubai’s real estate market started the week with positive momentum, recording strong activity across various transaction categories. The performance reflects the continued strength of the sector and sustained confidence among investors and buyers in the emirate’s property market.

Total real estate transactions exceeded AED 2.23 billion through 965 deals, according to data from the Dubai REST app, which is affiliated with the Dubai Land Department.

Dubai Property Sales Exceed AED 1.69 Billion

Property sales reached more than AED 1.69 billion through 723 transactions, accounting for the largest share of the total value of real estate activity during the day.

Dubai property sales included 630 transactions involving residential units, along with 53 building sales and 40 land deals.

The breakdown shows continued activity across several property categories, with residential units remaining the largest segment in terms of the number of transactions.

Ready Property Sales Reach AED 781.5 Million

Sales of ready properties totaled approximately AED 781.52 million through 239 transactions.

These deals included 184 sales of residential units, 15 building transactions, and 40 land sales.

The volume of activity in the ready property segment reflects continued demand for properties available for immediate ownership and use, alongside steady activity across other areas of the market.

Off-Plan Property Sales Approach AED 910 Million

Dubai’s off-plan property market continued to record strong sales, with transaction values reaching approximately AED 909.23 million through 484 deals.

The transactions included 446 sales of residential units and 38 building sales.

These figures underline the continued presence of under-construction projects in Dubai’s daily property activity, supported by the wide range of developments available to investors and buyers.

Mortgage Transactions Reach AED 455.64 Million

Mortgage activity included 219 transactions with a total value of AED 455.64 million.

The mortgage deals were distributed across 132 residential unit transactions, 24 building transactions, and 63 land transactions.

Meanwhile, property gifts were valued at approximately AED 87.81 million across 23 transactions, including 14 residential units, three buildings, and six land transactions.

Sales Account for More Than 75% of Total Transactions

Property sales represented approximately 75.10% of the total value of real estate transactions recorded during the day, highlighting the continued strength of buying activity in Dubai’s property market.

Mortgage transactions accounted for approximately 20.88% of the total, while property gifts represented around 4.02%.

These percentages show the clear dominance of sales within overall market activity, while mortgages and gifts continued to contribute to the diversity of Dubai’s real estate transactions.

Madinat Al Matar Tops Areas by Sales Value

Madinat Al Matar ranked first among Dubai areas in terms of property sales value, recording transactions worth more than AED 189.15 million.

Business Bay followed in second place with approximately AED 132.07 million in sales, while Burj Khalifa recorded AED 127.43 million.

Emirates Hills posted sales of AED 82.7 million, while Jumeirah Village Circle recorded approximately AED 65.95 million.
