Dubai’s real estate market continues to offer a wide range of housing options for residents and investors, as demand remains strong for communities that combine good value, integrated amenities, and convenient access to different parts of the emirate.
Recent data from Property Finder shows that several residential communities in Dubai continue to offer competitive pricing for both renting and buying, alongside notable price stability between June and August.
According to the data, which is based on average property listing prices over the three-month period, Al Nahda ranked first among the most affordable areas for renting a one-bedroom apartment, with an average annual rent of around AED 55,000.
Deira and Dubai South followed, each recording an average annual rent of AED 60,000, further expanding the range of reasonably priced housing options available across different parts of Dubai.
Dubai Silicon Oasis, Dubai Sports City, Al Karama, and Town Square each recorded an average annual rent of approximately AED 65,000 for a one-bedroom apartment, placing these areas among the notable options combining reasonable prices with a variety of residential services.
Competitive Home Purchase Prices
For buyers, the data showed that Dubai Investment Park, or DIP, recorded an average asking price of around AED 779,000 for a one-bedroom apartment, making it one of the most attractive choices within this price range.
Town Square followed with an average price of approximately AED 930,000, while Dubai Sports City recorded an average of around AED 960,000, giving buyers additional opportunities to own homes within well-established residential communities.
The figures also revealed that nine residential communities in Dubai offer one-bedroom apartments at average asking prices of no more than AED 1.1 million.
The list includes Dubai Investment Park, Town Square, Dubai Sports City, Dubai Production City, Dubai Studio City, Dubai South, Dubai Silicon Oasis, Jumeirah Village Circle, or JVC, and Motor City.
Dubai Production City recorded an average sale price of around AED 999,999, while the average in Dubai Studio City stood at approximately AED 1 million. Dubai South recorded an average of around AED 1.01 million.
The average asking price in Dubai Silicon Oasis reached approximately AED 1.05 million, while both Jumeirah Village Circle and Motor City recorded averages of AED 1.1 million.
These figures highlight the variety of homeownership opportunities available in Dubai, allowing buyers to choose from several residential communities that offer different price points alongside amenities and services designed to meet residents’ needs.
Price Stability
A comparison between June and August showed relative stability in average prices for one-bedroom apartments, both for rent and sale, across a number of the communities included in the data.
This stability gives people planning to move into a new home or purchase a property greater clarity, making it easier to compare available options and make housing decisions based on a more predictable budget.
It also reinforces the appeal of residential communities that combine convenient locations, integrated infrastructure, and a broad range of amenities and services, all of which continue to attract the attention of residents and buyers.
