In an analytical study, W Capital Real Estate Brokerage stated that assessing the performance of Dubai’s property market should not be limited to price movements alone. Instead, it should include a broader range of indicators, such as sales value, transaction volume, investment returns, luxury property deals, levels of genuine demand, population growth, and ease of doing business.
The company explained that the combined strength of these factors has helped establish Dubai as one of the world’s most stable and attractive real estate markets for investors and buyers from around the globe.
A More Mature and Sustainable Real Estate Market
Waleed Al Zarooni, Chairman of W Capital Real Estate Brokerage, said that 2026 represents a new stage in the emirate’s real estate journey, noting that the figures now reflect a market that is more mature and sustainable.
He added: “The strength of Dubai’s real estate sector is no longer measured by how quickly prices rise, but by its ability to maintain high levels of liquidity and genuine demand, attract investors from around the world, and provide a legislative and regulatory environment that ensures sustainable growth over the long term.”
He confirmed that Dubai’s real estate market has successfully moved in recent years from a phase of rapid growth to a more balanced stage, supported by economic diversification, the continued arrival of global talent and international companies, and growing demand for property ownership for residential purposes and long-term investment.
These factors have strengthened the sector’s ability to withstand global economic fluctuations while maintaining its appeal to investors seeking stable and sustainable opportunities.

W Capital highlighted a series of figures that reflect the strength of Dubai’s real estate market in 2026, led by property sales worth AED 286.4 billion during the first half of the year.
This value represents the second-highest half-year sales total in the market’s history, reflecting continued strong activity and growing investor confidence in the emirate’s property sector.
The market also recorded around 86,000 sales transactions during the first half of 2026, while total real estate transactions, including sales, mortgages, and gifts, reached approximately AED 421 billion.
These indicators demonstrate continued high liquidity in the market, a broader base of buyers and investors, and a diverse range of real estate opportunities across different locations and price segments.
Luxury Real Estate Continues to Attract High-Net-Worth Buyers
Dubai continued to strengthen its presence in the luxury property segment, with 296 residential transactions valued at more than $10 million each completed during the first half of 2026.
This figure reflects the emirate’s continued ability to attract high-net-worth individuals from around the world, supported by luxury developments, advanced infrastructure, a stable business environment, and a high standard of living.
These transactions also confirm that demand for premium real estate in Dubai remains strong, particularly in developments that combine prime locations, integrated services, and high standards of design and construction.
Rental Yields Compete With Global Markets
Dubai maintained its position among global markets offering attractive rental returns, with yields in some areas reaching as high as 9%.
These levels provide investors with opportunities to generate rental income while also benefiting from the potential long-term appreciation of real estate assets.
Rental yields vary from one area to another depending on the property’s location, unit type, demand levels, and project quality. However, the market as a whole continues to offer a wide range of options for different investor profiles.
Digital Transformation Simplifies the Property Ownership Journey
W Capital pointed to the “Tamalluk+” initiative as a major step forward in enhancing the real estate investment journey in Dubai. The initiative brings together more than 59 property developers and 30 banks.
The integrated digital system allows ownership procedures to be completed within minutes through connected services, helping accelerate transactions, simplify the investor experience, and improve efficiency and transparency.

W Capital said that the new supply would support market diversity without creating a significant imbalance, given the continued strength of genuine demand, population growth, and the relocation of more companies and individuals to Dubai.
The market is expected to absorb a large share of the new units, particularly projects in prime locations and those developed by companies with strong track records and extensive experience.
