Dubai Luxury Real Estate Shines with 335 Deals Worth AED 20.4 Billion in Eight Months

Dubai’s luxury real estate market continued to post strong performance levels during the first eight months of 2026, supported by growing interest from investors and buyers in high-value properties and continued competition for premium opportunities across some of the emirate’s leading residential areas and developments.

This activity comes as Dubai continues to attract more investors and buyers from around the world, supported by a diverse supply of luxury villas and ultra-luxury apartments, as well as the ongoing development of the real estate sector and the expansion of projects targeting buyers seeking high-end residential and investment opportunities.

335 Real Estate Deals Exceed $10 Million

Data prepared by fäm Properties, based on figures from the DXBinteract platform, showed that Dubai’s real estate market recorded around 335 luxury property transactions valued at more than $10 million each, equivalent to approximately AED 36.7 million, between January and August 2026.

The combined value of these transactions reached approximately AED 20.4 billion, reflecting the strength of demand for luxury properties and the continued momentum in this segment of the market.

The data also showed that luxury apartments recorded a higher average price per square foot than villas, with apartments averaging around AED 8,441 per square foot, compared with AED 4,903 per square foot for villas.

Villas Account for the Largest Share of Transactions

In terms of transaction volume, luxury villas accounted for the largest share, with 206 deals recorded during the first eight months of the year.

Villas also led in total sales value, reaching approximately AED 11.72 billion, compared with around AED 8.67 billion for luxury apartments.

These figures highlight the continued appeal of villas among a broad segment of buyers, particularly in communities offering larger spaces, greater privacy, and prime locations, while ultra-luxury apartments continue to achieve strong pricing levels in upscale developments.

Mohammed Bin Rashid Gardens Leads Luxury Villa Sales

Mohammed Bin Rashid Gardens topped the list of areas with the highest luxury villa sales during the first eight months of 2026, recording total sales of around AED 2.77 billion across 48 transactions.

The area ranked first in both transaction value and number of deals, while the average value per transaction reached approximately AED 57.8 million.

Palm Jebel Ali ranked second in terms of total sales value, recording around AED 2.04 billion across 43 transactions, with an average transaction value of approximately AED 47.5 million.

It was followed by Palm Jumeirah, which recorded sales of around AED 1.85 billion across 28 transactions, while the average transaction value reached approximately AED 66.2 million.

AED 350 Million Villa Deal in Jumeirah 1

In terms of transaction value, a villa in Jumeirah 1 topped the list of the highest-value luxury villa deals during the first eight months of 2026, with a transaction worth AED 350 million.

The deal involved a ready villa with seven bedrooms, spanning approximately 44,903 square feet.

Palm Jumeirah recorded the second-highest villa transaction of the year at AED 145 million for a ready six-bedroom villa covering approximately 18,844 square feet.

Emirates Hills also recorded a transaction for a ready nine-bedroom villa valued at AED 134 million.

Jumeirah 2 Leads Luxury Apartment Sales

In the luxury apartment segment, Jumeirah 2 led the list of areas with the highest total sales value during the same period.

The area recorded sales of approximately AED 2.77 billion across 31 transactions, with an average transaction value of around AED 89.6 million, the highest among the areas included in the data.

Palm Jumeirah ranked second with sales of approximately AED 2.18 billion across 35 transactions.

It was followed by Jumeirah 1, which recorded sales of around AED 893.5 million across 16 transactions, while Downtown Dubai posted sales of approximately AED 694.2 million across 14 deals.

AED 422 Million Apartment Tops the List

In terms of the highest-value luxury apartment transactions, a deal in Jumeirah 2 topped the list during the first eight months of 2026, reaching AED 422 million.

The transaction involved a six-bedroom apartment in Aman Residences, covering approximately 31,201 square feet.

The same development recorded the second-highest transaction of the year at AED 356.2 million, highlighting its strong presence among Dubai’s most valuable luxury apartment deals.

This was followed by a luxury apartment deal at The Alba on Palm Jumeirah, valued at approximately AED 225.9 million.
