Nakheel Awards $1 Billion Contracts to Build 544 Villas on Palm Jebel Ali

Nakheel, part of Dubai Holding Real Estate, has awarded two construction contracts valued at more than AED 3.5 billion, or around $1 billion, for the development of 544 villas on Palm Jebel Ali in Dubai.

The contracts were awarded to Ginco General Contracting and United Engineering Construction Company, known as UNEC. Under the agreements, Ginco will build 354 villas across fronds A to D, while UNEC will be responsible for 190 villas on fronds E and F.

Construction work is scheduled to begin during the current quarter of 2026, with completion expected in the fourth quarter of 2028.

A major step for Palm Jebel Ali

The new contracts mark another important stage in the development of Palm Jebel Ali, one of Dubai’s most significant coastal expansion projects.

The project is expected to play a key role in supporting the emirate’s long-term growth, while strengthening Dubai’s position as a global destination for living, investment, and tourism.

Khalid Al Malik, chief executive officer of Dubai Holding Real Estate, said the project is among the most important urban expansion developments taking place along Dubai’s coastline and will contribute to the city’s future growth.

Villas with different architectural styles

The 544 villas form part of a wider residential offering that includes 10 different architectural styles. This variety is designed to provide more options for buyers and residents while supporting the overall vision for a high-quality waterfront community.

Palm Jebel Ali is also seen as a key part of Dubai’s future urban development, particularly along the southern coastline of the emirate.

Supporting Dubai’s long-term plans

The progress on Palm Jebel Ali aligns with the goals of the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33.

By adding new waterfront homes and expanding residential communities, the project supports Dubai’s broader plans to build sustainable, well-planned neighborhoods and maintain its appeal to residents, investors, and visitors.
