A recent survey of real estate brokers revealed that global investors consider the reputation and track record of developers as the most influential factors when purchasing luxury properties in Dubai. The findings also show that most buyers are not just interested in owning homes in the city—they intend to live in them.
The survey was conducted by luxury real estate firm Keturah, with participation from 1,100 brokers representing 150 real estate agencies. The results highlight the growing maturity of Dubai’s real estate market, where investors are making decisions based on thorough market analysis and committing to long-term investments, rather than chasing short-term gains.
Developer Reputation Comes First
According to the survey, 36% of brokers believe the developer’s reputation and track record are the top priorities for buyers when completing transactions. This is followed by the quality of master planning and facilities (24%), and pricing compared to similar projects (20%). Only 16% of brokers said that short-term capital appreciation is the main motivator for buyers.
These insights suggest that Dubai’s luxury property buyers are becoming more sophisticated and are focused on value, delivery capability, and reliability.
Shift Towards End Users and Long-Term Investors
The survey also highlighted a shift in buyer profiles. Around 45% of brokers said that most of their clients are end users who plan to live in Dubai, while 40% deal mainly with long-term investors who intend to hold properties for five years or more.
This reflects a significant move away from speculative buying, signaling a more stable and sustainable market driven by real needs and long-term strategies.
Data and Transparency Driving Decisions
According to 42% of brokers, access to reliable data and accurate market information is now the main driver of purchasing decisions. Dubai’s position as one of the most dynamic real estate markets in the world is supported by other key factors such as investor confidence and transparent regulations (15%), innovative projects and world-class infrastructure (15%), high construction quality (13%), and well-planned luxury communities (13%).
Buyers Value Space, Privacy, and Wellness
The survey also shed light on what today’s high-end buyers are looking for. About 21% of respondents said that space is the top priority for their clients, while another 21% mentioned privacy and low-density living. A further 19% pointed to wellness and comfort, and another 19% preferred nature-inspired designs and modern lifestyles.
Buyers are no longer attracted only by flashy amenities—they’re looking for homes that reflect a healthier, more thoughtful way of living.
Key Buyer Concerns
When it comes to concerns before making a purchase, 40% of brokers said that buyers are most focused on delivery timelines and construction progress. This was followed by concerns about exit strategies and resale demand (20%), the developer’s financial strength and credibility (15%), and long-term maintenance and property management (15%).
A Market for Experienced Developers
Looking ahead, 38% of brokers have a positive outlook on Dubai’s luxury property market, citing increasing options and improving quality. However, 31% believe that only experienced developers with a proven track record will be able to meet the rising expectations of buyers in the coming years.

“This survey clearly shows how investor expectations in Dubai’s luxury real estate market have evolved as the market has matured. Buyers are no longer persuaded by promises—they want proven performance. They carefully study delivery capability and financial strength before committing.”
He added:
“What we are seeing is the rise of mature capital making long-term commitments based on solid fundamentals, not speculation. The dominance of end users and long-term investors signals that this market is now about preserving wealth, not chasing quick profits.”
Al-Kaddah also pointed out that buyers today are drawn to homes that offer space, privacy, wellness, and designs inspired by nature.
“This survey reflects what discerning buyers are truly looking for—not what developers assume they want,” he concluded.
