Dubai Office Leasing Market Records 20,200 Transactions in Q3 2026

Dubai’s office leasing market remained steady in the third quarter of 2026, with around 20,200 transactions recorded during the period, roughly matching activity in the same quarter last year.

Companies moving into new premises, renewing existing leases and seeking quality office space in well-established business locations continued to support the market.

Figures published by Savills Middle East in its latest “Dubai Office Market in Minutes” report show that new leasing contracts made up 51% of transactions, compared with 49% for lease renewals. The figures point to continued movement among tenants while existing businesses maintain their presence in the market.

Smaller Offices Account for the Largest Share of Demand

Smaller offices remained the preferred choice for many tenants during the quarter.

According to the report, spaces measuring less than 1,000 square feet accounted for 66% of all leasing transactions. Offices below 500 square feet alone represented around 40% of activity, reflecting continued demand for smaller, more flexible workplaces.

Office Rents Remain Stable in Key Business Districts

The average office rent in Dubai stood at approximately AED 241 per square foot in the third quarter of 2026, with rental levels remaining stable despite noticeable differences between established commercial districts and emerging business areas.

Dubai International Financial Centre (DIFC), Downtown Dubai and Business Bay continued to draw interest from companies looking for quality office space, good accessibility and locations close to major commercial centers.

Demand for Grade A offices also remained supported by international companies, including fintech businesses and Chinese firms.

The report noted that tenants were becoming more selective when choosing office space, paying closer attention to location, building quality, operating costs and sustainability standards.

20.4 Million Square Feet of New Office Space in the Pipeline

Dubai’s office development pipeline is expected to bring approximately 20.4 million square feet of additional gross leasable space to the market between 2026 and 2030, according to Savills.

The report anticipates a more noticeable rise in available office space from 2028 onward.

Looking at the remaining months of 2026, Savills expects leasing demand to stay stable, supported by businesses relocating their offices, companies expanding across the region and continued interest in established commercial locations.

Dubai’s ongoing development, expanding business opportunities and modern infrastructure are expected to provide further support for office demand in the years ahead. With new projects taking shape across the city, the market has room for continued growth as more businesses look to establish or expand their presence in Dubai.
