Dubai Adds 2,241 New Hotel Rooms in One Year

Dubai’s hotel market gained 2,241 rooms over the 12 months ending in September 2026, with a further 6,832 rooms under construction, according to figures released by STR, a CoStar company that provides data and analysis for the global hotel and hospitality industry.

Continued Expansion of Hotel Capacity

Investment in tourism continues to support the expansion of Dubai’s hotel sector. The emirate is also developing its infrastructure to accommodate visitors arriving from overseas, business travelers, and people attending conferences, exhibitions, and other events.

The 6,832 rooms currently being built represent around 4.5% of Dubai’s existing hotel room inventory. The figures highlight the amount of additional accommodation being developed, even as new hotel projects continue to enter the market.

Hotel Operating Performance Indicators

The figures also provide a look at hotel operating performance over the past 12 months. The average daily room rate in Dubai stood at $198.54, equivalent to approximately AED 729, while revenue per available room reached $132.43, or about AED 486.

Average daily rate refers to the average price paid for rooms sold during a given period. Revenue per available room takes both room prices and occupancy into account, offering a broader measure of hotel operating performance.
