Dubai’s residential property market remained on a positive trajectory in July 2026, with villa and apartment prices recording varying annual increases across several key communities. At the same time, the luxury real estate segment continued to show strong activity, supported by a steady flow of high-value transactions.
According to the July 2026 ValuStrat report, Jumeirah Islands recorded the strongest annual growth in villa prices, rising by 15%, followed by Emirates Hills with an increase of 9.1%, and The Meadows at 7.1%.
Villa prices in The Villa also increased by around 6.4% year over year, while Mira posted annual growth of 4.7%, reflecting continued demand for villa communities across Dubai.
The report noted that the average value of older freehold villa communities in Dubai is now about 187% higher than post-pandemic levels. Prices are also around 76% above the previous market peak recorded in 2014.
In the apartment segment, Dubai Silicon Oasis ranked first in terms of annual price gains, with values rising by 6%. Dubai Sports City followed with growth of 5.4%, while Al Quoz Fourth recorded an increase of 5%.
Dubai Silicon Oasis also stood out as the only area covered by the report to record a monthly increase in apartment prices during July, with values rising by 1.3%.
Overall, prices of older freehold apartments in Dubai remain around 69% higher than post-pandemic levels, although they are still about 8% below the previous market peak recorded in 2014.
22 Deals Valued at More Than AED 30 Million Each
Dubai’s luxury property market continued to attract major transactions in July, with 22 deals valued at more than AED 30 million each. Of these, six transactions exceeded AED 50 million each.
These ultra-luxury sales were concentrated across some of Dubai’s most prominent property destinations, including Palm Jumeirah, Dubai Hills Estate, Emirates Hills, Arabian Ranches, Jumeirah Golf Estates, Downtown Dubai, La Mer, and the Dubai International Financial Centre.
The continued flow of high-value deals reflects strong demand for luxury real estate in the emirate, particularly in locations offering prime addresses and high-quality residential developments.
In terms of developer sales during July 2026, Azizi topped the list with a 28.4% share, followed by DAMAC at 7.9% and Emaar at 7.8%.
Binghatti accounted for 5.2% of sales, followed by Ellington with 3.7%, while Nakheel recorded a 3.1% share.
The performance recorded in July highlights the continued positive momentum in Dubai’s real estate market, with growth supported by villas, apartments, and luxury properties, alongside sustained demand for key residential communities across the emirate.
