Dubai’s real estate market began August on a strong note, recording noticeable activity in property transactions. The performance reflects continued investment momentum and growing confidence in the sector’s ability to maintain its strength and appeal.
According to data from Dubai REST, the smart platform operated by the Dubai Land Department, total real estate transactions reached approximately AED 3.37 billion through 1,158 deals. These included property sales worth more than AED 1.65 billion across 914 transactions.
Dubai Property Sales Exceed AED 1.65 Billion
The sales were divided among 838 transactions for residential units, 32 building sales, and 44 land transactions.
Residential units accounted for the largest share of sales by volume, reflecting continued demand from both end users and investors.
Ready Property Sales Reach AED 692.8 Million
Sales of ready properties totaled approximately AED 692.8 million through 214 transactions.
These included 158 sales of residential units, 12 building transactions, and 44 land deals.
The activity highlights the continued appeal of completed properties among buyers seeking assets that can be used immediately for living or rental income.
Off-Plan Properties Continue to Attract Investors
Off-plan property sales reached approximately AED 968.07 million through 700 transactions.
The deals included 680 sales of residential units and 20 building transactions, reflecting strong demand for new developments and continued investor confidence in Dubai’s real estate pipeline.
The performance also shows the ability of projects under construction to attract buyers, supported by a wide selection of locations, property types, and payment plans offered by developers.
Mortgage Transactions Approach AED 1 Billion
Mortgage transactions reached 204 deals with a total value of approximately AED 998.45 million.
They included 107 transactions for residential units, 20 for buildings, and 77 for land.
At the same time, property gifts were valued at approximately AED 719.89 million across 40 transactions. These included 24 residential unit transactions, two building transactions, and 14 land transactions.
Property sales accounted for 49.04% of the total value of transactions recorded, while mortgages represented 29.61% and gifts made up 21.35%.
Luxury Villa Sold for AED 110 Million
In a related development, BXB Estate announced the completion of the sale of a luxury villa for AED 110 million in Dubai’s Jumeirah Golf Estates community.
The company said the transaction sets a new standard of excellence in one of the emirate’s most prestigious residential communities and reflects the strength of demand for luxury properties.
The villa has a built-up area of 21,714 square feet and includes six main bedrooms, nine bathrooms, four living rooms, a home office, a lounge, a private cinema, and a spacious rooftop terrace.
The company explained that the importance of the deal goes beyond its financial value, as it also reflects Dubai’s established position on the global real estate map.
It added that completing the transaction despite economic and geopolitical volatility in the region highlights the resilience of Dubai’s property market and its continued appeal to investors and buyers from around the world.
Sustained Momentum in Dubai’s Real Estate Market
The transactions recorded at the beginning of August reflect continued strength in Dubai’s property market, supported by a diverse mix of sales, mortgages, and property gifts.
Luxury property deals, together with demand for both ready and off-plan properties, also demonstrate the market’s ability to attract a broad range of investors.
This performance further strengthens Dubai’s position as one of the world’s leading real estate destinations, supported by an advanced investment environment, modern infrastructure, and a wide range of projects designed to meet the needs of different buyer segments.
