Dubai Luxury Off-Plan Home Sales Reach AED 3.72 Billion in June 2026

Dubai’s luxury real estate market maintained its positive performance in June 2026, supported by steady demand for high-value residential properties, particularly off-plan homes priced above AED 5 million.

The total value of luxury off-plan home sales during the month reached approximately AED 3.72 billion, reflecting continued investor interest in new developments across the emirate and confidence in the long-term outlook of Dubai’s property market.

307 Off-Plan Property Transactions

According to a market analysis conducted by luxury real estate brand Keturah, developers recorded 307 off-plan sales transactions in June for properties valued at more than AED 5 million each.

Villas accounted for 141 transactions with a combined value of AED 1.61 billion, while apartments recorded 166 transactions worth AED 2.12 billion.

The average value of homes sold within this category stood at approximately AED 12.1 million, indicating a notable concentration of demand in the upper segments of the market.

Ready Property Sales Exceed AED 1 Billion

In addition to off-plan sales, developers generated another AED 1.01 billion from the sale of 58 ready properties, each valued at more than AED 5 million.

The average value of a completed property sold during the month reached approximately AED 17.4 million, highlighting continued demand for finished homes alongside newly launched developments.

Villas Priced Between AED 5 Million and AED 10 Million Lead Activity

The largest share of off-plan villa sales was concentrated in the AED 5 million to AED 10 million price range.

This segment recorded 99 transactions with a total value of AED 639.2 million. Villas priced between AED 10 million and AED 20 million registered 30 transactions worth AED 415.6 million.

Higher price categories also showed notable activity. The market recorded seven villa transactions in the AED 20 million to AED 50 million range, with a combined value of AED 207.9 million.

A further five transactions were completed in the AED 50 million to AED 100 million category, reaching a total value of AED 344.9 million.

Luxury Apartment Sales Reach AED 2.12 Billion

Data from the DXBinteract platform showed that apartments priced between AED 5 million and AED 10 million accounted for the largest number of transactions.

This category recorded 111 deals with a combined value of AED 722.3 million.

It was followed by apartments priced between AED 10 million and AED 20 million, which registered 33 transactions worth AED 475.7 million.

In the higher price segments, 18 apartments priced between AED 20 million and AED 50 million generated sales totaling AED 521.5 million.

The market also recorded three transactions in the AED 50 million to AED 100 million range, with a combined value of AED 197 million. In addition, a penthouse in Business Bay was sold for AED 200 million.

Dubai Islands Leads the Most Active Areas

Dubai Islands recorded the highest number of off-plan sales transactions for properties valued above AED 5 million, with 48 deals completed during June.

Dubai South ranked second with 39 transactions, while Palm Jumeirah placed third with 22 deals.

The distribution of sales across these locations reflects the continued expansion of Dubai’s luxury property market beyond its traditionally established high-end destinations.

Continued Confidence in Dubai’s Property Market

Talal Moafaq Al Gaddah, founder and CEO of luxury real estate brand Keturah, said Dubai’s luxury property sector continues to demonstrate its ability to maintain resilient performance.

He added that investors remain supportive of Dubai’s long-term position as one of the world’s leading real estate destinations.

Al Gaddah also noted that the company is currently developing two luxury residential projects in Dubai within Keturah Reserve, an integrated residential community valued at approximately AED 5.7 billion.

The continued strength of sales across higher price categories confirms Dubai’s appeal to buyers seeking distinctive properties for both investment and residential purposes, supported by a growing range of new developments, advanced infrastructure, and high-quality services across the emirate.
