Danube Properties launches Greenz in Dubai Academic City amid expansion of integrated communities

Danube Properties has announced the launch of its new residential project, “Greenz,” located in Dubai Academic City, as part of the broader expansion of integrated communities across emerging areas in the emirate.

The development sits near Dubai Silicon Oasis, in a district that has been steadily growing in recent years and is now home to more than 100,000 residents. The area is also expected to gain further momentum with upcoming initiatives such as the planned “District IO” technology hub, which could play a role in shaping its future landscape.

“Greenz” brings together a selection of townhouses and villas within a relatively low-density layout, a direction that reflects increasing interest in quieter, more private living environments while still remaining connected to the city.

Based on currently available information, the project is expected to be completed within 36 to 40 months, with handover anticipated by the end of 2029.

The development includes a range of housing options, from three- and four-bedroom townhouses to larger villas offering up to five bedrooms, providing flexibility for different types of households.

In terms of location, the project offers access to key road networks such as Emirates Road and Sheikh Mohammed bin Zayed Road. Areas like Downtown Dubai and Dubai International Airport are within reasonable driving distance, while future plans like the Dubai Metro Blue Line are expected to further improve connectivity.

The project also features a variety of amenities spread across several zones, including green spaces, sports facilities, leisure areas, and spaces designed for families. These elements reflect Dubai’s ongoing focus on building communities that balance urban convenience with quality of life.

The launch of “Greenz” aligns with a broader shift in Dubai’s real estate landscape, where development is increasingly moving beyond traditional central areas toward newer districts supported by infrastructure growth and rising demand for diverse housing options.
